What causes a soft subfloor

Most manufactured homes were built with a pressed particleboard subfloor that is strong when dry but crumbles once it gets wet. Slow plumbing leaks, a failing toilet seal, condensation, or a torn underbelly let moisture reach that layer, and the particleboard swells and loses its strength.

That is why soft spots tend to appear in the same places: in front of the sink, around the toilet and tub, near exterior doors and by the water heater.

A repair that actually lasts

Screwing plywood over a soft area only hides the problem while the damaged decking keeps breaking down. We cut the failed subfloor back to solid material, stop the moisture source, reinforce the framing, and install new moisture-resistant decking so the floor is solid for good.

  • Locate and stop the moisture source
  • Remove failed particleboard back to sound material
  • Inspect and reinforce joists and framing
  • Install new moisture-resistant subfloor and reseal from below
